legal question I am planning to buy a flat in perumbakkam, After getting the document paper i found that it is grama natham land but the owners who purchased the land in 1953 and he got natham patta in 2011. And i checked with AXIS banks for the loan and they confirmed to issue the loan. If I proceed to buy, in future I will face any problem?
Shall I get patta in future?

Is there records such as tax receipts, EB charges receipt and water tax to prove the possession of the current owner for long time. Getting loan approval and bank sanction is a hectic in grama natham land for which patta has been issued only on 2011. But any how as it is a Flat in perumbakkam, you can proceed to buy the same and if all the records are in tact, clear title can be conveyed.
