I own a property -Land and house in Chennai city. I want to make a settlement deed in favour of my only son. Settlement deed doc ready, to type in 25000 Rs stamp and pay 4000 regn fee, all ok.
Now The Subregistrar says Patta in my name needed tho patta is there for the land in my vendor (who sold to me in 1978)name to establish it is a patta land.
Is it absolutely necessary to have patta in my name for settlement deed.
Not necessarily in your name, but the land must have a patta number which you must enter to get a TP number online.

1. it is surprising to see that you have not tried for the last 4 decades to change the patta in your name
2. now a adays to avoid any misusing and cheating the subregistrar insists for the property document and the patta to do any registration in that property
3. so apply to the dasildar office for patta in your name attaching the documents of the property
