legal answer from lawyer E00019212sir kindly do not do this , as then you too will have no share no right in the property and you will not be able to ask the money from mother or the sister . if you want to please your mother then , you be the title holder the owner and give the life interest to mother so that she can enjoy the property but can not transfer or sale it any how . and then after mother transfer the title to your wife be clear . mother should have only the life interest not the title any how , if mother insist then no need to give mother the life interest too .
